Steel frame garden offices built to last a lifetime
A garden office should still be standing, dry and warm in thirty years’ time. That is the whole point of working from the bottom of your garden rather than a spare bedroom, you are building a permanent room, not putting up a shed with a desk in it. Every frame is roll-formed in our Brighouse factory from galvanised steel, cut to millimetre tolerances from your project drawings, and labelled panel by panel. There is no cutting, no on-site guesswork and no waiting for a joiner to interpret a drawing.
Why steel instead of timber for a garden office?
Timber garden offices are the default in the UK, and they work until the ground moves, the weather gets in, or the building has to carry a heavy tiled roof. Light gauge steel removes most of those risks at the design stage.
- It does not rot, warp or twist. A galvanised steel frame is dimensionally stable through every British winter. Doors and windows that fit on day one still fit in year twenty.
- No woodworm, no termites, no fungal decay. There is nothing in the frame for an insect to eat.
- It will not burn. Steel is non-combustible, which matters when your office sits close to a boundary or a neighbour’s property.
- Longer clear spans. Steel carries more load over a wider opening, so you can have a full-width glazed gable without a post in the middle of your view.
- Millimetre accuracy. Every panel is manufactured to the same tolerance, so the structure goes up square and stays square.
- Lighter foundations. A steel frame weighs far less than masonry, which usually means ground screws instead of a concrete raft.

Cladding, insulation, glazing, electrics and internal finishes are specified by you or your builder, which is what keeps a U-Roof office genuinely bespoke rather than a catalogue product in three sizes.
Insulation and year-round comfort
A garden office is only usable twelve months a year if it is insulated as a habitable room, not as an outbuilding. Because our steel sections are manufactured with service holes already punched, cables and pipework run inside the wall build-up rather than surface-mounted afterwards.
Most of our garden office clients build up to a warm-roof specification with rigid insulation between and over the frame, a breather membrane, a ventilated cavity and their chosen cladding. Sizes and layouts
Because each frame is engineered from your drawings, there is no fixed size list. In practice, most garden offices we supply fall into three brackets:
- Single desk, 3m x 3m to 3m x 4m. One person, a desk, storage and a chair for a visitor. Usually stays under permitted development limits comfortably.
- Office plus meeting space, 4m x 5m to 5m x 6m. Room for two or three people, a meeting table and a printer wall.
- Office with facilities, 5m x 7m and above. Working space plus a WC, a kitchenette or a store. See our guide to a garden room with shower and toilet.

Do you need planning permission for a garden office?
In most cases in England, a garden office in your rear garden falls under permitted development, provided it stays single storey, sits at least 2m from any boundary if it is over 2.5m tall, covers no more than half the land around the original house, and is not used as separate self-contained accommodation. Conservation areas, listed buildings and designated land change the picture.

Foundations
Steel frames are light, so a full concrete slab is usually unnecessary. Ground screws are faster, cleaner, need no curing time and can be installed on sloping or awkward plots without excavation. Read more on ground screw foundations for garden rooms.
Lead times and installation
Frames are manufactured to order. Once drawings are signed off, a typical garden office frame is produced and delivered flat-packed on a single vehicle. Assembly is a two-person job with basic tools the panels arrive labelled and the drawings show every fixing position.
