Choosing cladding for a steel frame garden room
Cladding is the only part of a garden room anyone sees, and the part most likely to be chosen last and regretted first. Because a U-Roof frame is galvanised steel, it will outlast almost any cladding you fix to it which means your cladding choice is about appearance, maintenance and budget rather than structure. This guide covers the realistic options for a UK garden room, what each one costs you in upkeep, and how each is fixed to a steel frame.
How cladding fixes to a light gauge steel frame
The build-up is the same principle regardless of finish:
- Steel frame — the structural panel, pre-fabricated and erected.
- Sheathing board — usually a cement particle board or OSB, providing racking resistance and a fixing plane.
- Breather membrane — keeps wind-driven rain out while letting vapour escape.
- Battens and counter-battens — create the ventilated cavity that keeps the cladding drying from behind. This is the layer people skip, and it is the one that causes failures.
- Cladding — fixed to the battens, never directly to the frame.
The ventilated cavity matters more than the cladding material. Timber fixed tight against a sheathing board with no airflow will fail in five years no matter how good the timber was.
Cedar
Western red cedar is the default premium choice for garden rooms and there is a reason for it. It is naturally durable without treatment, dimensionally stable, light, and it smells good while you are fitting it.
- Maintenance: none required structurally. Left alone it silvers to a soft grey over 18–24 months. If you want to keep the honey colour, expect to re-oil every 1–2 years.
- Life: 40–60 years untreated in a ventilated cavity.
- Watch for: tannin staining on light-coloured paving below in the first year. Use stainless fixings cedar tannins corrode standard steel screws.
Thermally modified timber
Thermowood, Kebony, Accoya and similar. Softwood cooked or chemically modified so it behaves like a hardwood. Excellent stability, very low movement, and a consistent look.
- Maintenance: none structurally. Silvers like cedar.
- Life: 30–50 years depending on product and grade.
- Watch for: thermally modified timber is more brittle than untreated softwood. Pre-drill.
Composite cladding
Wood-plastic composite boards. Consistent colour, no silvering, no oiling.
- Maintenance: wash it. That is the whole job.
- Life: 25–30 years with a colour warranty typically 10–25 years.
- Watch for: significant thermal movement. Follow the manufacturer’s expansion gaps exactly or you will get bowing on a south elevation. Darker colours get very hot in direct sun.
Fibre cement board
Cementitious planks or large-format panels. The specification of choice where fire performance matters close to a boundary, near a neighbour’s building, or on a commercial project.
- Maintenance: essentially none. Factory-finished colours hold well.
- Life: 50 years plus.
- Watch for: heavy and brittle to handle. Cutting produces silica dust proper extraction and PPE are not optional.
Fibre cement on a galvanised steel frame gives you a garden room with no combustible structural element at all, which is worth knowing if your building sits within a metre of a boundary.
Metal: standing seam, corrugated and profiled sheet
Increasingly common on contemporary garden rooms, especially in dark greys and blacks, and a natural partner to a steel frame.
- Maintenance: none beyond washing.
- Life: 40 years plus for a good coated system.
- Watch for: avoid dissimilar metal contact. Use the fixings the system manufacturer specifies. Detail the cavity properly or you will get condensation on the back face.
Render on board
A through-coloured silicone render on a carrier board gives a garden room that reads as an extension of the house rather than an outbuilding.
- Maintenance: occasional washing; expect to re-coat at 15–20 years.
- Watch for: render is unforgiving of movement. It relies on the substrate staying absolutely stable, which is exactly where a steel frame outperforms timber.
Brick slips
Where planning requires the building to match the house. Real brick faces on a backing system.
- Maintenance: none.
- Watch for: weight, and the need for a properly engineered support – another job a steel frame handles comfortably.
Mixing materials
The most successful garden rooms we see use two materials: a dark, low-maintenance backdrop such as fibre cement or metal on three elevations, and timber on the elevation you actually look at from the house. You get the warmth where it counts and no maintenance where it does not.
