Golf simulator garden rooms: the dimensions decide everything

A golf simulator is the one garden room brief where the building has to be designed around the numbers, not the other way round. Get the ceiling height wrong by 15cm and a driver hits the roof. Get the width wrong and a left-hander cannot play. Nothing about the interior finish will fix a structure that is too small.

The minimum dimensions

These are internal clear dimensions, measured after the floor build-up, the hitting mat and the ceiling lining are in place. They are the numbers the building has to deliver, not the frame size.

  • Ceiling height: 3.0m minimum, 3.2m comfortable. A driver swing arcs higher than most people expect, and a launch monitor or projector often hangs from the ceiling. Under 2.9m and taller players will make contact.
  • Length: 4.9m minimum, 5.5m comfortable. You need screen-to-ball distance for the ball to slow before impact, ball-to-tracker distance behind you, and room to stand back.
  • Width: 4.3m minimum for both-handed play, 3.7m for right-handed only. Centre the hitting area and you need swing clearance on both sides.

A practical target for a genuinely comfortable room is 5.5m x 4.5m internally with 3.2m clear height.

The height problem and how to solve it

3.2m internal clear is a serious constraint against UK permitted development limits. If the building sits within 2m of a boundary you are capped at 2.5m external overall, which makes a simulator impossible. More than 2m from every boundary you get 3m for a flat roof or 4m for a dual-pitched roof.

That leaves three realistic routes:

  1. Dual-pitched roof, sited more than 2m from every boundary. 4m external allows roughly 3.2–3.4m internal after build-up. This is the usual answer.
  2. Excavate the floor level. Dropping the internal floor 400–600mm below external ground level buys the height without raising the ridge. It adds cost and drainage complexity, but it works where the plot is tight.
  3. Apply for planning permission. If neither of the above works, a full application for a taller outbuilding is a legitimate route.

Why the frame material matters here

A 4.5m clear span at 3.2m height with a dual pitch above it is not a trivial structure. In timber it usually means either deep rafters that eat into your headroom, or a truss arrangement with a tie at collar level exactly where a golf ball is going to travel.

Light gauge steel carries the same load in a shallower section. That difference often 80–100mm of structural depth is the difference between 3.1m and 3.2m of clear height. On this brief that is not a detail, it is the whole project. Read more on our steel frame roof systems page.

Impact screen and enclosure fixings

An impact screen absorbs a ball travelling at up to 180mph, repeatedly. The frame around it takes real, repeated dynamic load, and it must be fixed to structure not to a lining board. Tell us where the enclosure is going and we specify heavier gauge sections and additional noggins at those positions, so you have engineered fixing points designed for the load.

Lighting and projector

Simulators need controlled, even, low-glare light with no shadow across the hitting area and nothing shining into the camera. Ceiling-mounted projectors need a known, rigid fixing point again, structure rather than plasterboard. Plan the positions before the frame is manufactured and we build the fixings in.

Floor build-up

The hitting mat wants to sit flush with the surrounding floor so you are not stepping up onto it. That usually means recessing the mat into the floor build-up, which has to be allowed for in the floor cassette design. It also means the structural deck must be dead flat and stiff a bouncy floor affects both your swing and the launch monitor readings.

Sound and neighbours

The impact of a ball on the screen is a sharp, percussive noise, and it carries. Mass in the walls, a resilient layer in the floor and a well-sealed building envelope all help. A detached garden building is inherently better for the rest of the household than a garage conversion attached to the house.

Heating, cooling and humidity

A well-insulated room with a projector, a PC and a person in it warms up quickly. Specify cooling as well as heating, and ventilation to control humidity condensation on a projector lens or a launch monitor is an expensive problem.
